Dubai Municipality Water Tank Rules
Dubai Municipality sets the water safety expectations for tanks in the emirate. This guide explains them in plain English, so you know what to do, how often, and what paperwork to keep.
The short version
- Clean and disinfect each water tank at least twice a year, about every six months.
- Use a company approved by Dubai Municipality.
- Have the water tested by an approved laboratory after cleaning.
- Keep the certificate and lab report on file.
- Building owners and landlords are the ones held accountable.
How often tanks must be cleaned
Dubai Municipality guidance, including its food safety code and its public advice on water tanks, calls for tanks to be cleaned and disinfected at least every six months. Tanks that serve food businesses, clinics, schools and large buildings are the most closely watched. Read our guide on cleaning frequency for practical advice on timing.
Who is responsible
Dubai Municipality advice puts responsibility on the landlord or building owner, not the tenant. If you rent a villa or apartment, ask your landlord for the latest cleaning certificate. If you own a building, keep a dated record for every tank.
Approved companies
Dubai Municipality keeps a list of approved water tank cleaning companies. Before you hire anyone, ask for their approval number and check it against the current list.
Only publish the approval line above if you actually hold the approval. Delete it otherwise.
Water testing
After cleaning, a water sample should be tested by an approved laboratory. The report shows whether the water meets the required standards. Keep it with the cleaning certificate. See our water quality testing service.
Food businesses and larger buildings
Food premises must follow the Dubai Municipality Food Code, which covers the water supply. Larger buildings may also need to manage risks such as Legionella in water systems, and Dubai Municipality publishes guidance on that. Check the current documents on the Dubai Municipality website at dm.gov.ae.
What to keep on file
- Cleaning certificate for every tank, with dates
- Lab report for every test
- Name and approval number of the cleaning company
- Photos before and after, if you have them
