How Often Should You Clean a Water Tank in Dubai?

The short answer: about every six months. Dubai Municipality guidance calls for tanks to be cleaned and disinfected at least twice a year.

Why six months

Water sitting in a tank in Dubai’s heat is a good place for bacteria and biofilm to grow, and dust and sediment settle over time. Cleaning twice a year keeps both under control.

When to clean sooner

  • Water looks cloudy, brown or smells
  • You moved into a property and do not know when it was last cleaned
  • The tank was repaired, re-lined or left empty
  • There was flooding, a plumbing incident or construction nearby
  • A lab test came back out of range

Roof tanks and ground tanks

Both need cleaning on the same schedule. Roof tanks collect dust and heat up in summer. Ground and underground tanks collect more sediment. Clean them in the same visit where you can.

A simple schedule

Pick two months, six months apart, for example March and September, and book them as a contract. See maintenance contracts.

Questions

Is six months a legal requirement?

It is Dubai Municipality guidance. Read our rules guide and check the current documents.

Can I clean the tank myself?

You can, but you will not get an approved lab test or certificate. Use an approved company if you need records.
